Thomas P. Kaplan — Founder & Principal
Mr. Kaplan is responsible for business development, corporate strategy, and investment decisions. Mr. Kaplan entered the real estate market as a principal after a distinguished career as a corporate executive in real estate, investment banking and specialty finance. Since forming Hamilton’s initial real estate entities in 2005, he has led the acquisition of over $500 million in commercial real estate assets, and has overseen the controlled growth of Hamilton from a startup to its present position as a significant and respected real estate investment manager.
Prior to forming Hamilton, Mr. Kaplan was an accomplished corporate executive and investment banker. He served as CFO of a publicly traded REIT (Amex: HCM) and as EVP for Capital Markets of a publicly traded real estate lender (NYSE: FMAX). Prior to becoming a corporate executive, he was the head of principal investments at RBS Greenwich Capital, and Director of Mortgage-Backed Securities Credit Trading at Credit Suisse First Boston. Mr. Kaplan graduated cum laude from Yale University with distinction in Economics.
Ethan Ard — Principal
Mr. Ard is responsible for acquisitions, asset management and property management for Hamilton and its property management subsidiary Horizons Asset Management.
Prior to forming Hamilton, Mr. Ard was an accomplished investor, corporate executive and management consultant.
Most recently, he was a Vice President at Innovatus Capital Partners, a private equity investor with over $2 billion in assets under management. Prior to Innovatus, he was an engagement manager at McKinsey & Company, focusing on real estate, insurance and banking. Before attending business school, Mr. Ard was a leader in the cloud storage division at Microsoft. Mr. Ard graduated from Harvard University with a degree in Economics, and significant coursework in computer science, and earned an MBA from the University of Michigan with a focus on Finance and Corporate Strategy.
J.T. Morrison — President, Horizons Asset Management
J.T. Morrison is the president of Horizons Asset Management. He is responsible for all aspects of property management operations. His duties include oversight of property management staff and corporate staff; property performance and the physical condition of managed properties; financial performance of Horizons; and compliance with company policies and procedures. Before joining Horizons, JT was Regional Manager at Woda Cooper Companies, where his duties included directing the day-to-day operations for affordable residential housing, working closely with onsite staff to improve curb appeal, office operations, maintenance operations, and inducing capital improvement projects. All to improve marketability of the communities and the residents satisfaction; Regional Manager at T&R Properties, where his duties included managing the long-term planning and day-to-day operations for residential and commercial properties in Ohio (Columbus, Blacklick, Canal Winchester, Lancaster) and in Pennsylvania (Butler, Canonsburg, and South Park), working closely with onsite staff to develop and implement strategies to bolster occupancy, improve cash flow, cut outstanding receivables, and improve resident satisfaction. Inspected properties and grounds to identify capital improvement opportunities, evaluating ROI to ensure the most effective financial allocations. Conducted market analysis to verify competitive position and offerings; District Manager at Cardinal Group Companies, where his duties included operated day to day operations. Directed maintenance and daily leasing operations. Grew NOI through strategic planning, concessions elimination, and hiring decisions that brought many subcontracted expenditures in house.
